Four main business districts

Rotterdam boasts four main business districts, meeting the needs of different industries and companies. Each district has its own specific vibe and characteristics.

Rotterdam Central District (city centre)

Rotterdam Central District offers high quality and diverse office space, easy (international) access via high speed rail network, an excellent public transport system and two airports (Rotterdam The Hague Airport and Amsterdam Schiphol Airport). This dictrict is home to many international corporates including  the likes of Robeco, Allianz, Maersk, large clusters of SMEs, startups and scaleups and supporting infrastructure. The city centre offers a wide range of options; from high-rise corporate atmospheres to more classical and more flexible and dynamic workspaces.

Rotterdam Alexander

Northeastern part of Rotterdam, well connected to city centre and other Dutch cities. Home to one of the largest shopping centres in the country and to companies like Coca-Cola, Eneco and CGI. Great rail and other public transport connectivity and right on the A20 motorway with P+R facilities.

Rotterdam Brainpark

Situated in the Eastern part of the city, close to Erasmus University Rotterdam and Rotterdam School of Management, making this area a real talent hub. Nice combination of modern architecture and green spaces. Good public transport connectivity to the city centre and adjacent to major motorways.

Rivium, Capelle aan den IJssel

Business park, loacted between Rotterdam and neighbouring municipality of Capelle aan den IIssel. This park offers office buildings that accommodate various larger companies and corporate HQs. Professional and modern working environment, which will soon be extended with more houses and public services.

 

Port, industry and logistics districts

Besides these four major business districts, the greater Rotterdam region holds several port, industry and logistics districts, most of which are concentrated around a specific industry or business type. Please find below an alphabetically ordered list of these districts. The districts are marked on the graphical map to the left.   • A. Albrandswaard (Rotterdam)

    Industrial park in Rotterdam Albrandswaard (adjacent to the Port of Rotterdam).

  • B. Barendrecht

    Industrial park in Barendrecht (east) adjacent to the A15 motorway, featuring several major agri & food logistics, processing and trading parks, featuring dozens of companies.

  • C. Barendrecht Vaanpark

    Vaanpark, adjacent to the A29 motorway, features a number of office parks and logistical facilities. Furthermore it's an excellent location for service centres and valued added logistics.

  • D. Berkel en Rodenrijs

    Industrial park in Berkel en Rodenrijs, to the north of Rotterdam. This district features large logistical facilities and is in close proximity to Rotterdam The Hague Airport.

  • E. Capelle aan den IJssel Hoofdweg

    Industrial park to the east of the Rotterdam City Centre, featuring logistical facilities and offices.

    Industrial park to the east of Rotterdam, featuring logistical facilities and dock facilities (situated on the river Maas).

    Industrial park to the south of the Port of Rotterdam, featuring logistical and manufacturing facilities.

    Industrial park to the southeast of Rotterdam, featuring logistical and manufacturing facilities.

    Industrial park in Ridderkerk adjacent to the A15 and A16 motorways, offering larger and smaller distribution facilities.

    Nieuw Reijerwaard is a major agri & food logistics, processing and trading parks featuring dozens of companies.

  • K. Rotterdam Alexander

    Industrial park to the east of the Rotterdam City Centre, featuring logistical facilities.

  • L. Rotterdam Botlek

    Rotterdam Botlek is an industrial district located in the centre of Rotterdam's port area. It is known for its concentration of petrochemical and chemical industries. Companies located here include ExxonMobil, Huntsman and Air Products.

  • M. Rotterdam Eemshaven

    Rotterdam Eemshaven is home to a number of short-sea and barge shipping terminals. It is a major logistics hub for the European hinterland. It features the Rotterdam ‘Coolport’, a major cooled storage and logistics facility for perishables.

  • N. Rotterdam Europoort

    Europoort is home to a variety of large tank storage locations (e.g. Vopak), several refineries (including BP and Gunvor) and chemical plants (e.g. ExxonMobil) . This district also features manufacturing in the Agri & Food industries (including Archer Daniels Midland and Innocent Drinks).

    Industrial park in Rotterdam Hoogvliet, adjacent to Rotterdam's port area.

  • P. Rotterdam Maasvlakte

    Rotterdam Maasvlakte is a man-made extension of the port of Rotterdam, featuring state of the art deep sea container terminals, major energy plants, chemical plants (e.g. Lyondell and Neste), tank and LNG storage. It is also home to major distribution centers (e.g. Nippon Express). This area offers advanced infrastructure such as AGVs (automated guided vehicles) and excellent road and rail access.

  • Q. Rotterdam Nieuw Mathenesse

    Rotterdam Nieuw Mathenesse (part of both Rotterdam and Schiedam) is a major industrial and logistics district west of the Rotterdam City Centre. In addition Nieuw Mathenesse features the M4H an innovative area, home base for the makers industry (advanced manufacturing) and a large number of startup and scaleups in the Rotterdam Science Tower. M4H is one of two parts of the Rotterdam Makers Dictrict, the other being RDM Rotterdam, located at Rotterdam Waalhaven.

  • R. Rotterdam-Schiedam, Spaanse Polder

    Spaanse Polder (part of both Rotterdam and Schiedam) is a major industrial and logistics park to the north of Rotterdam. It's conveniently located adjacent to the A20 and A13 motorways and is an excellent location for service centres, valued added logistics and manufacturing & production.

  • S. Rotterdam Vondelingenplaat

    Rotterdam Vondelingsplaat is home to one the largest oil refineries in Europe, Shell Pernis. In addition there are several tank storage facilities and the northeast of this district holds a series of logistical facilities.

  • T. Rotterdam Waalhaven

    Rotterdam Waalshaven is home to a number of short-sea and barge shipping terminals. It's a major logistics hub for the European hinterland. The Waalhaven district also features a large cluster of logistical facilities and to the northwest of this district a major innovation campus (RDM Rotterdam) for advanced manufacturing (Makerspace).

Attractive and competitive office locations

Rotterdam offers diversity in office locations, ranging from prime real estate in the city’s central business district (vicinity of central station) to offices in conveniently located business parks. Rental prices range from €280 per m² (central business district) to as low as €99 per m² (periphery of Rotterdam).
